As one of the few LEED Gold multi-family projects in New Jersey, Roebling Lofts’ designers focused on sustainability, including energy efficiency, reduced water consumption, and healthy air quality.
The building continues to execute a broad range of green management strategies in such areas as pest control and cleaning methods.

High Performance Windows
Large windows provide natural light throughout. Insulated glass with low-e coating provides thermal and sound insulation. Built-in solar shades minimize solar gain in summer.
LED Lighting
Warm-tone 2700k LEDs with good color rendering provide substantial energy savings over incandescent and fluorescent bulbs.
VRF Heat Pumps
HVAC consists of Variable Refrigerant Flow (VRF) heat pump technology. Advanced controls modulate compressor and fan speeds to match demand precisely, yielding substantial energy savings..
Zoned HVAC & Programmable Thermostats
The living area and each bedroom have separately controlled HVAC. Programmable thermostats allow residents to enter their schedule, reducing energy usage in unoccupied periods.

EV Charging
Six level-two chargers are available in the Roebling Lofts parking lot.
Green Pest Control
Green pest control protocols are rigorously observed. Use of poisons is always a last resort, and rarely necessary.
Recyled & Low VOC Materials
Low-VOC materials are used throughout. Rapidly renewable and recycled materials are used including bamboo flooring and recycled countertops.
Fresh Air Ventilation
Filtered fresh air is piped into every unit 24x7 utilizing energy-efficient energy recovery unit technology.
